No Vacancy, the hotel pricing game

A sold-out sign feels like winning. Sometimes it means you sold too cheap.

What is revenue management?

Picking the right price for every room, every night. Too low, and you sell out but give money away. Too high, and rooms sit empty. This game shows the mistakes owners make most, so you can spot them at your own hotel.

What is revenue management?

Revenue management is how a hotel picks the right price for every room, every night. Sell too cheap, and you fill up but give money away. Price too high, and rooms sit empty. The goal is the most money kept, not the most rooms filled.

Big hotels pay a revenue manager to do this every day. Most small hotels price by feel. No Vacancy lets you feel the difference in five nights.

Five lessons from Cinder Wells

  1. A sold-out sign is not a win.

If people still knock after you fill up, your price was too low. A full hotel is nice. A full hotel at the right price is better.

  2. Know your floor.

Add up what one sold room costs you: cleaning, supplies, front desk, and the booking site's cut. Never sell under that number. An empty room makes $0. A room sold under the floor loses money.

  3. Price the date, not the night.

Festival Saturday is not a normal Saturday. When a big weekend fills up fast, raise the price early. The rooms you sell cheap on Thursday are the rooms you cannot sell on Saturday.

  4. Each night needs its own price.

A rainy Tuesday and a holiday Monday are not the same. Ease off a little on slow nights. Go well above normal when people have to be in town.

  5. Cheap deals teach the town to wait.

Three cheap nights in a row and guests start waiting for the sale. When the hotel across the street cuts its price, you do not have to match. Let them have the bargain hunters.

Fun in Cinder Wells. Better at your hotel.

In the game you set five prices. At a real hotel it is every room, every day, with the market moving under you.

That is the work Ramirez Hospitality does for independent hotels, motels and inns. You keep running the front desk and the guests. We run the revenue.
